An independent voice
for property buyers
PlanScore was created to solve a simple problem: most buyers don't actually know how to read a floor plan.
Built from experience, not theory
Behind PlanScore is a background spanning property advisory, development, and design — working across acquisitions, due diligence, and residential projects at scale. That experience has provided a clear understanding of what makes a layout work in practice, not just on paper.
Having assessed hundreds of properties from both an owner-occupier and investment perspective, it became clear that small decisions made at the floor plan stage can have a lasting impact on how a home feels to live in — and how it performs over time.
This isn't just theoretical. Having personally lived in both well-designed and poorly designed layouts, as well as renovating and transacting property, there's a practical understanding of what works, what doesn't, and what people only realise too late.
PlanScore brings that experience into a simple, structured system — translating complex plans into a clear score out of 100, so buyers can make confident decisions early, when it matters most.

What guides everything we do
Independence
PlanScore is not affiliated with any developer, project marketer, or buyer's agent. Our only obligation is to the buyer.
Rigour
Every assessment follows the same structured methodology. Scores are consistent, repeatable, and evidence-based — not subjective opinion.
Clarity
We translate complex architectural language into plain English. Our reports are designed to be understood and acted on, not filed away.
Accuracy
We focus on what actually matters — liveability, light, layout, and long-term value — not superficial aesthetics or marketing language.

Functionality, flow, and everyday usability
Solar access, aspect, and natural ventilation
Usable space ratio and circulation efficiency
Acoustic separation and visual privacy

A scoring system built on evidence
The PlanScore Index was developed by drawing on established principles from architectural practice, urban design research, and property investment analysis.
Each category is weighted to reflect its relative importance to both liveability and long-term value. Liveability carries the highest weight because it directly affects quality of life — and ultimately, how desirable a property is to future buyers and tenants.
Our scoring is consistent across all assessments. The same apartment type in the same building will receive the same score regardless of who conducts the assessment — because the methodology is structured, not subjective.
"The difference between a good home and a frustrating one often comes down to decisions made long before construction begins — at the floor plan stage."
